    Should You Rent or Sell Your Home in Today’s Market?

    The real estate market in Austin has shifted. Prices have softened from their peak in 2022, and while activity is steady, both buyers and renters are taking their time to make decisions. If you own a property and are unsure whether to sell or rent, here are some factors to consider:

    1. Rental Demand and Pricing

    Rental demand is not as strong as it once was — even near tech hubs, downtown, and the universities. However, the good news is that there is still steady demand, and most properties do lease with some patience. Rental prices have also adjusted downward, which means it’s cheaper to rent than to buy in many areas. For homeowners, this means you may not get the top rents seen a couple of years ago, but leasing your property can still provide steady income while waiting for the sales market to rebound.

    2. What If You Don’t Have Enough Equity to Sell?

    Some sellers would like to sell their home but simply don’t have the equity to do so without losing money. Selling in this situation could mean bringing cash to the table — something many prefer to avoid. Renting out the home can be a smart solution. Even if the monthly rent only covers most (or part) of your expenses, it can help you hold onto the property until the market improves, rather than leaving it vacant and paying the mortgage with no offsetting income.
